Are pets allowed in the houses?

Yes, pets are welcome. Please note that having pets may require a higher security deposit.

Are there extra fees for water or electricity?

No, water and electricity are billed directly based on government rates.

Is internet included?

No, internet is not included. Tenants can choose from providers such as AIS, 3BB, or TOT, all offering high-speed fiber-optic options.

Is drinking water delivery available?

Yes, drinking water boxes (20 bottles each) can be delivered weekly for approximately 40 THB per box.

Is garbage collection provided?

Yes, the government collects garbage weekly on Monday mornings. Garbage bags are available for purchase at 10 THB each.

Who is responsible for cleaning the air conditioners?

Tenants are responsible for air conditioner cleaning every six months. The current cost is around 400 THB per unit.

Can you provide a gardener?

Yes, we can provide contact details for a gardener available on demand.

What should I do when the gas bottle is empty?

You can either pick up a new gas bottle at the shop on Canal Road or request free delivery.

Can you assist with TM30 registration for my visa?

Yes, we register all foreign tenants with TM30 at the start of the rental period.

Is public transportation and food delivery available nearby?

Yes, Grab, tuk-tuk, and Lineman services are available. Big C, Gowholsale, Makro, and Lotus also offer home delivery.

How far is the nearest supermarket?

The nearest PTT petrol station with 7-Eleven, Thai food court, Amazon Coffee, Nana Bakery, and pharmacy is 3 km away. Other options: Big C Hangdong 2 (5 km), Rimping Kad Farang (6 km), Hangdong Fresh Market (approx. 5 km).

Are there swimming areas nearby?

Yes, Ob Khan National Park and Grand Canyon Water Park are about 2.5 km away. Some nearby Mubbans (villages) also offer pool access for a daily fee.

Which international schools are nearby?

Within 15 minutes by car: Panyaden International School, CDSC German International School, American Pacific Primary School, Meriton International School, Lanna International School, Lanna Primary, Grace International School, and others.

How much does it cost to empty a septic tank?

Approximately 400 THB per cubic meter.

Is Airbnb or subleasing allowed?

No, subleasing or short-term rentals such as Airbnb are not permitted.

Do the houses have fenced gardens?

Yes, all houses feature a stone wall fence for privacy and security.

Are air purifiers provided?

No, air purifiers are not included. We recommend a 3-filter system, available in Thailand through Lazada or Shopee.

Do tenants get free Minigolf rounds at Hangdong Minigolf?

Yes, all tenants receive complimentary Minigolf rounds during their rental period.

Can I remove or store furniture during the rental?

No, we do not have storage facilities. All furniture must remain in the house as seen and rented.
